Fast-Growing Logistics Firm Gobbles Up Warehouse Space at DFW Airport

A fast growing North Texas logistics firm has snapped up a new warehouse at DFW International Airport.

Legendzway Distribution has leased the 267,000-square-foot industrial building at 2600 Market Street, just north of U.S. Highway 183.

The warehouse building is at the south end of the airport in the Gateway Logistics Center built by Dallas-based Bandera Ventures.

The just completed DFW Airport lease is the second major expansion by Legendzway Distribution, which has been in business since 2015.

“Last year we took down in 223,000 square feet in Southern Dallas,” said Summitt Hogue with Rubicon Representation, which handled the leasing for Legendzway Distribution. “They went to southern Dallas because they wanted to be close to the Union Pacific intermodal facility.

“With the new lease they liked being at DFW Airport and in the foreign trade zone.”

Legendzway Distribution handles warehousing, fulfillment services and transportation for a variety of clients including Coca-Cola, Packaging Corp. of America and Green Creative.

The company is based in Grand Prairie and was founded by local businessmen Mike Muzyka and Jeff Doolin.

“They do a lot of e-commerce and business to business warehousing,” Hogue said. “Through COVID-19 they are seeing a huge demand and they have a lot of exciting clients that are growing and they are winning new accounts.

“They needed a bigger warehouse.”

Hogue said the company looked at multiple options before leasing all of the new Bandera Ventures building. He negotiated the lease with Mark Hayes with HPI Real Estate Services.

It’s one of five big warehouses in the Gateway Logistics Center business park.

One of the largest buildings in the park is leased to food products firm Mars Inc. for a regional shipping hub.

“You’ll be able to see Legendzway’s new operations from Highway 183,” Hogue said.

The DFW Airport lease is just the latest big industrial market deal in North Texas in recent months.

Even with the pandemic, consumer products firms, e-commerce companies and logistics providers are taking millions of square feet of additional warehouse space.
