Nov. 16-- An Oklahoma industrial development firm has agreed to lease 6.5 acres at Tulsa International Airport and to construct a 28,000-square-foot manufacturing or warehouse facility at the intersection of 36th Street North and Mingo Road, airport executives said Thursday.
The Tulsa Airports Improvement Trust agreed, on the recommendation of airport staff, to a 20-year lease at a reduced rate on the property with Industrial Developers of Oklahoma LLC.
Although TAIT leasing policy requires tenants at Tulsa International to pay annual rental payments of 11 percent of the fair market value of the property, trustees agreed to an exception under which Industrial Developments will pay 8 percent, or about $22,700 annually.
Airports Director Jeff Mulder said the 6.5-acre parcel, which is across the street from IC Bus, Spirit AeroSystems Inc. and American Airlines' Maintenance & Engineering Center, is part of 136 acres in the Mingo Development Area that TAIT has sought to develop for 15 years.
"Over the last year or so, staff has been talking to tenants on the east side of the airport about what we can do to help them," Mulder said. "One of the things they said was to get suppliers closer to them. We're asking for the variances (from standard lease rates) because this is our initial development in the area, and we feel it could bring more development."
Industrial Developers agreed to a 20-year lease with five five-year options and for real estate appraisals to be conducted every five years with the rate adjusted accordingly, officials said.
Trustees agreed to $1.32 million in change of quantities with Interstate Highway Construction Inc., Englewood, Colo., on the 5,000-foot $15.65 million third phase of the main north-south runway reconstruction project at Tulsa International.
Jeff Hough, deputy airports director of engineering and facilities, said Interstate's bid of $2,900 per lineal feet on the third phase provided savings that will enable TAIT to reconstruct an additional 550 feet of the runway.
Construction of the third phase of the runway project is scheduled to get under way in January and be completed in mid-May, Hough said.
The third phase of the runway project also will include demolition of Taxiway Juliet, which is no longer in use, Hough said.
The board approved a $322,625 final payment to ThyssenKrupp Airport Systems Inc., of Fort Worth, and it accepted the completed $3.2 million passenger boarding bridges project.
The project includes the installation of six enclosed, heated and air conditioned passenger boarding bridges on the west concourse through which passengers enter aircraft from the terminal.
A $172,866 contract was awarded Midwest Asbestos Handlers, St. Peters, Mo., the low bidder, for removal of asbestos from more than 8,000 feet of pipe and more than 400 fittings in the utility tunnels at Tulsa International. Four bids were received on the project. The engineer's estimate was $335,000.
The board also approved a $7,191 environmental services contract with Blackshare Environmental LLC, Tulsa, to oversee the asbestos removal project.
Trustees approved the $21,965 change order one on the outbound baggage conveyor system upgrade project with Diversified Conveyors Inc., Memphis, Tenn. The change order is not part of the original $4.5 million outbound conveyor project, Hough said.
The change order involves the replacement of 12 of the existing conveyor's variable frequency drives that are in violation of the National Electrical Code, Hough said, and replacement of all 32 of the VFDs to make all the components uniform, eliminating the need to stock two different brands.
Ark Wrecking Co. of Oklahoma Inc., Tulsa, was awarded a $13,270 contract to demolish two abandoned industrial buildings totaling 67,000 square feet near the entrance of Spirit AeroSystems Inc., 3232 N. Mingo Road.
Eight bids were received on the project, and the next lowest bid was $47,600, Hough said.
The engineer's estimate was $132,248.
